Who’s behind it

One Development is the developer behind this project, located on Batumi’s Alley of Heroes — one of the city’s most actively developing corridors, also home to Metropol’s OVAL project covered elsewhere in this series. Day-to-day property management is handled by River Rock, a global property management company with more than 60 years of experience — a separate entity from whichever hotel brand is attached to the building, which is worth understanding clearly: as covered in our branded residences guide, the hotel brand and the actual operator are not always the same party, and here they explicitly aren’t.

The project’s hotel brand partnership has changed once already — originally announced as Ramada by Wyndham, now moving to Radisson RED. The building, developer, and management company remain the same; only the hotel brand license is changing.

The tower rises 45 storeys on the Alley of Heroes, with sea views from many units and a location within walking distance of Batumi’s main tourist and entertainment zone.

Units span studios through two- and three-bedroom layouts. Reported pricing (under the building’s prior brand) started around $135,131 for studios, from $175,771 for one-bedroom units, and from $248,172 for two-bedroom units, with per-square-metre pricing from roughly $3,892 — confirm current figures directly, since pricing may shift alongside the brand transition. The building includes three floors of dedicated parking, four premium elevators, and three floors of commercial space at ground level.

How the investment structure works

As with every branded project in this series, treat the 65% occupancy figure as a developer projection, not a guarantee — the same caution covered in our guide to guaranteed yield programs applies directly here. Given the brand transition currently underway, this is also a case where it’s worth confirming whether any previously-quoted terms (pricing, rental program structure, personal-use allowance) carry over unchanged to the Radisson RED relationship, or whether new terms are being finalized alongside the rebrand.
